Town of Pittstown, NY: zoning for new construction

Town of Pittstown does not publish a zoning code. We hold no districts, lot minimums or setbacks for it, and we would rather tell you that plainly than show you numbers we cannot stand behind.

What we know

The Town of Pittstown publishes its Land Use and Development Code (adopted March 11, 2019) but that document contains no dimensional standards. Its Article IV establishes three districts — RA Residential/Agricultural, H Hamlet and HC Highway Commercial — and its Article V is a schedule of USE regulations only. Across all 35 pages there is no minimum lot size, no setback and no height table, so there are no dimensional standards to publish here.

How building actually works here

You know which district a parcel is in and what you may build there; what is missing is how big the lot must be and how far the building must sit from the line. Ask the Zoning Board directly for the schedule of area and bulk requirements — zoning@townofpittstown.org or (518) 421-4576. One figure the code does state: ten acres is the minimum for agricultural use in the RA District, which covers most of the town. Flag lots are permitted in RA only, on a 50-foot access strip that does not count toward the lot-area minimum. And note the Village of Valley Falls lies partly inside Pittstown but is a separate jurisdiction with no zoning of its own.

(518) 421-4576 — ask for the lot size, setbacks, height limit and permitted uses for the specific parcel. Get the answer in writing before you spend money on design or due diligence.

Whatever you are told, do not assume a neighbouring municipality's standards apply here. Adjoining jurisdictions in Rensselaer County routinely differ by several acres of minimum lot, and a nearby town's schedule is not evidence of anything on this side of the line.
