Where can you actually run a short-term rental?

Every town, city and village we have researched, coloured by what its own code says about renting a house short-term. Click one for the rule itself, when it was last checked, and the number to call. Villages set their own rules and often answer differently from the town around them, so check the one your lot actually sits in.

What the colours mean

Allowed (10 · 3%)

Register, pay the fee, rent it out. No ceiling on nights and no rule that you have to live there.

Allowed with conditions (138 · 38%)

You can rent it, but something narrows the business: a ceiling on nights per year, a requirement that you live in the house, or a permit a board can turn down.

Prohibited (13 · 4%)

The code bars renting short-term, and there is no permit that gets you there.

This code carries no short-term-rental ordinance as of the date shown. Usually good news, but not a yes: a town can bar the use just by leaving it off the list of uses its districts allow. Worth a call before you count on the income.

A permit is not a restriction. Nearly every town that regulates short-term rentals at all makes you file something, so a registration and a fee still count as green. What turns a town yellow is a limit on the business itself: a ceiling on how many nights a year you can book, a requirement that you live in the house, or a permit a board can turn down. Those are the ones that change your numbers.

A blank in the code is not a yes. The largest group on this map - 187 of 367 - is towns whose code carries no short-term-rental ordinance at all. That is usually good news. It is still not permission: a town can bar the use without ever writing an STR chapter, simply by leaving it off the list of uses its districts allow, and plenty of towns catch short stays under a rental-registration chapter that never uses the words. If your purchase depends on rental income, this is the group worth a phone call.

New York's 2025 statewide registry (Ch. 99 of the Laws of 2025) obliges every host to register with the state regardless of what the town says.
