Short-term-rental status not confirmed. An STR local law was in the public-hearing process through spring 2025 (hearing held March 2025) and its adoption could not be confirmed. The Town Zoning Law as published (updated October 2024) contains no short-term-rental provision — it regulates a BED AND BREAKFAST, defined as an owner-occupied single-family dwelling serving no more than ten transient lodgers, permitted by right in its smaller form and by special permit at three or more rooms — so if the 2025 law was adopted it sits outside the document currently published. Ask the Town whether it passed before relying on either answer. New York State's 2025 short-term rental registry (Ch. 99 of the Laws of 2025) separately requires every host statewide to register the unit regardless of local law.
