What it costs to build a house in Jewett, NY
A standard-finish house in Jewett runs about $197–259/sq ft all in, which on a 1,800 sq ft build works out to roughly $355k–465k with general-contractor margin already in it. The part people leave out is what you pay before that, because the smallest conforming residential lot in the Town of Jewett is 1.5 acres and vacant land here carries a median assessed value of $15,637 an acre, so the dirt alone is around $23,456 and the whole thing lands near $380k–490k. The figures below come out of the same cost engine Aldo uses to price a real parcel, broken out by system and by what a harder site adds, so you can see where the money actually goes.
Land plus build: the real number in Jewett
Build cost is the half everyone quotes. The other half is the lot, and in the Town of Jewett the code will not let you build on less than 1.5 acres in its most permissive residential district, so that is the smallest ticket into the town.
| Line | Amount |
|---|---|
| Minimum conforming residential lot (1.5 ac at $15,637/ac) | $23,456 |
| House, 1,800 sq ft, standard finish, slab on a flat lot | $355k–465k |
| Land and build together | $380k–490k |
Land is roughly 5% of that total in Jewett. The per-acre figure is the median assessed full market value of vacant residential land across 558 priced parcels here, which is a proxy for what dirt is worth and not an asking price - road-frontage lots that are ready to build on trade above it, and back land without access trades below.
Cost per square foot by finish level
All in, general-contractor margin included, for a slab-on-grade build on a flat and clear lot. The rate holds steady whether you build 1,200 or 2,500 sq ft, which is why the finish level moves a budget more than the size does.
| Finish level | $ / sq ft | 1,800 sq ft total |
|---|---|---|
| Standard | $197–$259 | $355k–465k |
| Custom | $263–$392 | $475k–705k |
| Luxury | $402–$693 | $725k–1.25M |
Standard — Builder-grade but solid - stock cabinetry, mid-range windows, standard fixtures. What most spec cabins and rental builds run.
Custom — Better envelope, upgraded windows and doors, semi-custom millwork and fixtures. The typical Hudson Valley owner-build.
Luxury — High-performance envelope, custom cabinetry, designer fixtures and specialty finishes. Architect-driven, no stock parts.
Where the money goes
A standard-finish build at Greene County pricing, broken out by trade as dollars per square foot. Foundation and site work here are the slab and flat-lot baseline, so a harder site stacks on top of them.
| System | $ / sq ft |
|---|---|
| Site work | $7–$11 |
| Foundation | $16–$22 |
| Framing | $25–$31 |
| Envelope - roof, siding, windows | $31–$40 |
| Plumbing | $16–$19 |
| Electrical | $12–$16 |
| HVAC | $14–$18 |
| Insulation | $7–$9 |
| Interior finishes | $26–$35 |
| Millwork & cabinetry | $11–$16 |
What moves the number
The baseline assumes the easy case. Each of these stacks on top, per square foot, at Greene County pricing:
- Crawlspace instead of slab+$13–19/sq ft
- Full basement instead of slab+$30–48/sq ft
- Moderately sloped or wooded lot+$8.4–16/sq ft
- Steep or ledge-rock site+$21–42/sq ft
- Winter foundation & site work+$2.7–3.9/sq ft
Whole-project totals
Standard finish, slab on a flat lot, all in and before land. A harder site or a higher finish moves these up.
| Home size | Estimated build cost | With a conforming lot |
|---|---|---|
| 1,200 sq ft | $235k–310k | $260k–335k |
| 1,800 sq ft | $355k–465k | $380k–490k |
| 2,500 sq ft | $495k–645k | $515k–670k |
Local rules that move a build budget in Jewett
- UtilityCentral Hudson territory. Service run and connection cost depends on distance to the line, which on a rural parcel can be the single largest site expense.
- Short-term rentalsShort-term rentals allowed with local rules. Read in full 2026-08-27 against the codified Town of Jewett Code (294 pp.). A CITATION CORRECTION: the regime was created by § 165-21.5, 'Registered short-term rentals', ADDED 12-11-2019 BY LOCAL LAW No. L.L. No. 1-2021 (adopted 4-14-2021) added subsections C through F, which are where the occupancy, garbage, notice and violation rules live. THE USE TABLES. § 165-8 closes the scheme — 'Any uses not specifically allowed in the following district regulations are prohibited in the Town of Jewett' — and L.L. No. 2-2019 amended all four district sections to add the use. 'Registered short-term rental' is a PERMITTED USE (not a special use) in § 165-9 HR Hamlet Residential, § 165-10 RR Rural Residential, § 165-11 RC Rural Conservation and § 165-12 C Conservation. 'Seasonal rental dwelling' is separately a permitted use in HR, RR and RC and a special use in C. A boardinghouse/bed-and-breakfast, by contrast, is a special use everywhere. The defined term: 'REGISTERED SHORT-TERM RENTAL — Any property or portion thereof, advertised in any fashion including on the internet, for rent for a period less than one month and for which the owner or representative has obtained a registration certificate.' THE OBLIGATIONS. The certificate and an information sheet must be conspicuously posted inside the unit. THE OCCUPANCY RULE IS UNUSUALLY STRICT AND IS THE ONE TO PRICE: occupancy is fixed at registration, 'the occupancy thus determined shall be the maximum number of people allowed on the property', and 'NO GUESTS OR VISITORS SHALL BE ALLOWED' — the posted notice states the occupancy figure and repeats it. Each STR needs a written garbage-disposal plan naming the disposal company, posted inside and filed with the Code Enforcement Officer. The posted notice must also carry the noise ordinance (60 dB 7 a.m.–9 p.m., 50 dB 9 p.m.–7 a.m., no outside music after 9 p.m.), 'do not feed or attract wildlife', and no garbage can left out overnight unless in a commercial bear-proof container. VIOLATIONS may suspend or revoke the certificate on affidavit of law enforcement, the CEO or the Town Attorney, with three violations in 12 months or four in 24 months triggering suspension or revocation, and may also be prosecuted as zoning violations. SEPARATELY, GREENE COUNTY OPERATES A FREE SHORT-TERM-RENTAL REGISTRATION through its Customer Portal, and New York State now collects sales tax on short-term rental transactions (str@greenecountyny.gov, (518) 943-3223). Confirm the current registration fee with the Town at (518) 263-4646.

Cost to build in Jewett: common questions
How much does it cost to build a house in Jewett, NY?
A standard-finish new build in Town of Jewett runs about $197–259/sq ft all in, general-contractor margin included, which puts a 1,800 sq ft house at roughly $355k–465k. A full basement, a sloped or wooded site, or a winter foundation pour each add to that, and a custom or luxury finish level moves it up again. Land is on top: a minimum conforming lot of 1.5 acres runs about $23,456 here, for a combined $380k–490k.
What is the cheapest way to build in Jewett?
The three levers that move a budget most here are finish level, foundation and site. Standard finish on a slab, on a flat and already-cleared lot, in the warm season, is the floor - every step away from that combination is priced in the tables above. Square footage matters less than people expect, because the per-square-foot rate barely moves between a 1,200 and a 2,500 sq ft house; what changes is the total.
Do I need a bigger lot to build in Jewett?
The smallest residential minimum lot size in Town of Jewett is 1.5 acres, and the more rural districts go up to 3 acres. Which minimum applies depends on the district your parcel sits in, so confirm the district before you assume a lot is buildable.
Does it cost more to build in winter in Jewett?
Yes. Foundation and site work carry a winter premium because of frost protection, heating and ground conditions, and at Greene County pricing that works out to about +$2.7–3.9/sq ft across the whole build. It is usually cheaper to wait for spring than to pay it, unless the schedule is already costing you more somewhere else.
