What it costs to build a house in Minisink, NY
A standard-finish house in Minisink runs about $211–276/sq ft all in, which on a 1,800 sq ft build works out to roughly $380k–495k with general-contractor margin already in it. The part people leave out is what you pay before that, because the smallest conforming residential lot in the Town of Minisink is 0.11 acres and vacant land here carries a median assessed value of $30,514 an acre, so the dirt alone is around $3,357 and the whole thing lands near $385k–500k. Zoning does bite at the dense end of Minisink though, because Senior Housing (a FLOATING district — it does not appear on the zoning map until the Town Board creates it by legislative action on application, and the designation lapses if a site plan application does not follow within one year. Occupancy is limited to persons 55 and older with narrow exceptions; townhouses, apartments, condominiums and two-family dwellings are allowed; no unit may have more than two bedrooms and at least 5% of units must be built for permanently handicapped occupancy. Base column is SH Dwelling at 5,000 sf PER DWELLING UNIT on 50 ft of frontage and width and 100 ft of depth, 1.25 parking spaces per unit; an SH single-family lot needs 20,000 sf on 100 ft of width and 200 ft of depth with a 30 ft rear yard rising to 80 ft against a residence district. Side and rear yards rise to 30 ft where the lot adjoins a residence district; 2 stories) caps coverage at 35% of a 0.11 acre minimum lot and that leaves about 1,677 sq ft of footprint, so an 1,800 sq ft house in that district has to go up rather than out. The figures below come out of the same cost engine Aldo uses to price a real parcel, broken out by system and by what a harder site adds, so you can see where the money actually goes.
Land plus build: the real number in Minisink
Build cost is the half everyone quotes. The other half is the lot, and in the Town of Minisink the code will not let you build on less than 0.11 acres in its most permissive residential district, so that is the smallest ticket into the town.
| Line | Amount |
|---|---|
| Minimum conforming residential lot (0.11 ac at $30,514/ac) | $3,357 |
| House, 1,800 sq ft, standard finish, slab on a flat lot | $380k–495k |
| Land and build together | $385k–500k |
Land is roughly 1% of that total in Minisink. The per-acre figure is the median assessed full market value of vacant residential land across 211 priced parcels here, which is a proxy for what dirt is worth and not an asking price - road-frontage lots that are ready to build on trade above it, and back land without access trades below.
Cost per square foot by finish level
All in, general-contractor margin included, for a slab-on-grade build on a flat and clear lot. The rate holds steady whether you build 1,200 or 2,500 sq ft, which is why the finish level moves a budget more than the size does.
| Finish level | $ / sq ft | 1,800 sq ft total |
|---|---|---|
| Standard | $211–$276 | $380k–495k |
| Custom | $281–$419 | $505k–755k |
| Luxury | $429–$740 | $770k–1.33M |
Standard — Builder-grade but solid - stock cabinetry, mid-range windows, standard fixtures. What most spec cabins and rental builds run.
Custom — Better envelope, upgraded windows and doors, semi-custom millwork and fixtures. The typical Hudson Valley owner-build.
Luxury — High-performance envelope, custom cabinetry, designer fixtures and specialty finishes. Architect-driven, no stock parts.
Where the money goes
A standard-finish build at Orange County pricing, broken out by trade as dollars per square foot. Foundation and site work here are the slab and flat-lot baseline, so a harder site stacks on top of them.

| Foundation | $17–$24 |
| Framing | $26–$33 |

What moves the number
The baseline assumes the easy case. Each of these stacks on top, per square foot, at Orange County pricing:
- Crawlspace instead of slab+$14–20/sq ft
- Full basement instead of slab+$32–51/sq ft
- Moderately sloped or wooded lot+$9–17/sq ft
- Steep or ledge-rock site+$23–45/sq ft
- Winter foundation & site work+$2.9–4.2/sq ft
Whole-project totals

How much house Minisink actually lets you build
Every residential district caps how much of the lot the building can cover. Multiply that cap by the district's minimum lot size and you get the largest footprint the code permits on a conforming lot in the Town of Minisink, which runs from about 1,677 sq ft in Senior Housing (a FLOATING district — it does not appear on the zoning map until the Town Board creates it by legislative action on application, and the designation lapses if a site plan application does not follow within one year. Worth checking before you assume zoning is what is limiting the house, because in most districts it is the budget that runs out first.

Footprint is the ground-floor building area, so a second storey buys floor area this number does not constrain, subject to the height limit. Some municipalities write their coverage cap as impervious surface rather than building coverage, which counts the driveway, walks and patio against the same budget and leaves less of it for the house - check which one your district uses before you design to it.
Local rules that move a build budget in Minisink
- UtilityOrange & Rockland territory. Service run and connection cost depends on distance to the line, which on a rural parcel can be the single largest site expense.
- Short-term rentalsShort-term rentals restricted. AN INVESTOR WHOLE-HOUSE SHORT-TERM RENTAL IS NOT AVAILABLE IN MINISINK'S RESIDENTIAL DISTRICTS, AND THAT IS A READING OF THE USE LISTS RATHER THAN OF ANY SHORT-TERM-RENTAL LAW — Minisink has none. Read in full 2026-08-27 (114 pages, OCR'd from the scanned copy on the Town's Building Inspector page). The Town's Document Center carries no later zoning law — only ZBA agendas and a 2025 residential-development moratorium — and the § 5.6 'Prohibited Uses in all Districts' section the earlier note described is § 5.6 of this 2010 text. BOTH RESIDENCE DISTRICTS ARE CLOSED LISTS. § 3.1.1 (A-R Agriculture-Residence): 'no building, land or premises shall be used ... in whole or in part for any uses except the following.' § 3.2.1 (SR Suburban Residence) uses the same formula. THE CODE DEFINES THE ACTIVITY AND PUTS IT IN THE COMMERCIAL DISTRICT ONLY. Article XI defines 'Tourist Home — A dwelling in which overnight accommodations are provided or offered for transient guests for compensation' — language that squarely captures whole-house and room short-term renting. Tourist Home appears in exactly one use list: § 3.4.1.1(E), 'Motels, Hotels and Tourist Homes', a permitted use in the G-C General and Service Commercial District, where every use is subject to Site Development Plan approval by the Planning Board. It appears nowhere in A-R or SR. THE ONLY RESIDENTIAL LODGING ROUTE IS AN OWNER-OCCUPIED BED-AND-BREAKFAST, AND ITS CONDITIONS ARE WHAT FORECLOSE THE INVESTOR CASE. § 3.1.1.2(K) makes 'Bed and Breakfast (Residential)' a conditional use requiring Planning Board approval, subject to: (1) a maximum of five bedrooms for rental occupancy including sanitary facilities; (2) food service limited to breakfast and snacks; (3) OWNER OCCUPIED IN ADDITION TO RENTAL BEDROOMS; (4) no alcoholic beverage licence; (5) one parking space per rental bedroom plus two for the owner occupancy; (6) a public hearing before the Planning Board; and (L) any further requirements the Planning Board deems necessary. § 3.2.1.2(D) carries the same use into SR by reference to § 3.1.1.2(k)(1) through (6). The definitions confirm the short-stay character: Bed and Breakfast Residential Rental provides 'breakfast food service for transient occupants. This is not to function as a rooming house for long term (greater than one week) tenancy.' SO: on an A-R or SR house the achievable use is an owner-resident bed-and-breakfast of up to five let bedrooms won at a public hearing, not a let of the whole dwelling. Nothing in the code names 'short-term rental' and no permit or registration exists under that name, so an owner should get the Building Inspector's position in writing before underwriting short-term rental income — call (845) 726-3700 ext. 3. Since 2025 New York State requires every short-term-rental host to register the unit with the State through the county registry regardless of what the municipality allows.

Cost to build in Minisink: common questions
How much does it cost to build a house in Minisink, NY?
A standard-finish new build in Town of Minisink runs about $211–276/sq ft all in, general-contractor margin included, which puts a 1,800 sq ft house at roughly $380k–495k. A full basement, a sloped or wooded site, or a winter foundation pour each add to that, and a custom or luxury finish level moves it up again. Land is on top: a minimum conforming lot of 0.11 acres runs about $3,357 here, for a combined $385k–500k.
What is the cheapest way to build in Minisink?
The three levers that move a budget most here are finish level, foundation and site. Standard finish on a slab, on a flat and already-cleared lot, in the warm season, is the floor - every step away from that combination is priced in the tables above. Square footage matters less than people expect, because the per-square-foot rate barely moves between a 1,200 and a 2,500 sq ft house; what changes is the total.
Do I need a bigger lot to build in Minisink?
The smallest residential minimum lot size in Town of Minisink is 0.11 acres, and the more rural districts go up to 1.95 acres. Which minimum applies depends on the district your parcel sits in, so confirm the district before you assume a lot is buildable.
Does it cost more to build in winter in Minisink?
Yes. Foundation and site work carry a winter premium because of frost protection, heating and ground conditions, and at Orange County pricing that works out to about +$2.9–4.2/sq ft across the whole build. It is usually cheaper to wait for spring than to pay it, unless the schedule is already costing you more somewhere else.
